Own a home at a price you can afford

Habitat does not give away free houses. We provide affordable housing solutions for low-income families and partner with them to build their own homes.  Their monthly mortgage payments help fund the construction of homes for future partner families.We partner with qualifying families, who purchase the home with a no interest Habitat loan or a low-interest USDA/Rural Development loan. There are three basic requirements to becoming a Habitat Homeowner:


Need

  • Substandard housing
  • Overcrowding
  • Unsafe structure
  • High rent/Income ratio
  • Accessibility issues
  • Unable to secure a conventional loan


Ability to Pay

  • Stable family income
  • Income level between 25% and 80% of HUD Median Income for Rockbridge County
  • Monthly income covers expenses
  • Manageable debt
  • Good credit
  • Ability to pay mortgage


Partnership

  • Willingness to partner with Habitat
  • Willingness to make long-term commitment
  • Willingness to contribute at least 350 hours of sweat equity to build own home
  • Willingness to attend homeowner education classes, including budget counseling
